- explain the house buying process with a written presentation that outlines all of the steps and explains important details such as contracts, contingencies and time lines
- offer you guidance on getting pre-approved with a great local lender
- create a custom search of the MLS (multiple listing service) for you, watch daily for new properties to hit the market, and promptly alert you via phone, text and/or email when exciting new properties become available
- network with other agents to learn about listings before they hit the market
- create a custom website for you with links to the properties we’ve found for you (this website also allows you to sort through those properties and to search the MLS yourself)
- get you access to the properties you want to see by scheduling private showings for you
- give you an unbiased assessment of the pros and cons of any property you are interested in and help you discern which properties will prove to be the smartest investments
- explain current market conditions, conduct a comparative market analysis of any property you’re interested in, and help you formulate a smart offer
- draw up all paperwork and contracts related to the purchase, taking care to protect your earnest money deposit and other interests via carefully written contingencies and time lines
- consult with the listing agent regarding how to best get your offer accepted in a multiple offer situation
- write a letter on your behalf or help you write a letter on your own behalf when submitting offers (often it is a well-crafted letter that determines which offer a seller decides to accept)
- negotiate with the sellers and their agent to help you to buy the house at the lowest price and with the best terms and conditions
- schedule and attend all inspections (such as the general house inspection, well and septic inspection, sewer line inspection, and any extra inspections needed for expert opinions and written estimates on potential problems)
- advise you on how to respond to what is found during inspections, and then negotiate price reductions, repairs and/or credits post-inspection
- help you with all of the details following your offer’s acceptance including any price negotiation that may be required post-appraisal
- assist you with the final walk through inspection
- coordinate communications between your lender, the title company, and the seller so that everything goes smoothly at closing
